What’s Included:

  • Property walkthrough for measurements and photos

  • One round of revisions to get every detail right

  • Full procurement: we order, track and coordinate every item, including trade-only vendors

  • Delivery, receiving and inspection, so damaged or incorrect items are handled before install

  • Professional installation and styling, from assembled beds to the final throw pillow

  • Our STR Basics package: bed linens (three sets per bed), bath towels and kitchen essentials (dishware, cookware, utensils and a coffee maker)

  • Project management from start to finish, with one point of contact the whole way through

Not included: consumables (paper towels, toilet paper, soap), technology such as TVs and security systems, custom window treatments and outdoor spaces. Custom drapery and outdoor design are available as separate quotes.

Pricing

Our full-service design is offered in three tiers (Good, Better and Best), priced by your property’s square footage. That means one clear, all-inclusive fee covering design, sourcing, purchasing, delivery, installation and styling, with no surprise markups.

  • Better: elevated finishes and statement pieces that help your listing stand out

  • Best: premium and trade-only furnishings for a truly luxury guest experience

How payment works: A retainer reserves your spot and starts the design process. The furnishing invoice is due once your design boards are approved, before we place orders. A final balance is due before installation.

The Process and Timing:

1. Discovery call
We start with a call to learn about your property, your goals and your ideal guest, and to answer any questions you have about working together.

2. Walkthrough & kickoff
We visit the property to measure, take photos and talk through your vision and budget in person.

3. Design boards (10–15 days from project start)
You’ll get a complete design for each space, with every piece chosen for both style and durability.

4. Review & revisions (about 3 days)
You review the boards and share feedback. One round of revisions is included.

5. Final approval (24–48 hours)
Once you sign off and the furnishing invoice is paid, we place orders.

6. Ordering, delivery & receiving
We track every shipment, inspect each delivery and handle any returns or replacements. Lead times vary by vendor, and we’ll keep you updated throughout.

7. Installation & styling (typically up to one week)
Our team assembles, places and styles everything, down to the made beds and the stocked kitchen. Your property is ready for photos and its first guest.

Please note: all construction and renovation must be complete, and the property professionally cleaned, before installation begins.
